Introduction

 

Hi there.

Thanks very much for visiting my ‘Guide to buying and selling your home’ blog.

I have been ‘Conveyancing’ (the legal process of transferring ownership of a property) for over 45 years!

I started as a trainee with ‘Henmans of Woodstock’. I qualified first as a ‘Legal Executirve and then as a Solicitor.

I moved to North Devon and opened my own Law practice. Some years later I joined a local firm as ‘Head of Residential Conveyancing’.

Over these years, I have helped many clients buy and sell their homes and in doing so, have encountered a wide variety of problems.

With the help of estate agent and surveyor friends, I have started this ‘Guide to buying and selling your home’ blog which I hope and pray YOU will find helpful.

It includes practical tips such as preparing your house for sale, choosing professionals and finding a mortgage.

There is also an option to purchase an in depth guide to the legal process.

This includes a  (perhaps aspirational) timeline, so you can see the order of a typical sale and purchase.

You should be able to apply this to your transaction and so see ‘what’s next’.

They say moving house is one of the most stressful times of your life and for many it is. However, it DOESN’T NEED TO BE!

 

With the aid of this guide, some preparation before you move, and regular communication with the others involved in the process; it should be STRESS FREE.

‘The Legal bit’ – This is very important so please read carefully

 As you can imagine, with anything written by a lawyer, there are always ‘terms and conditions’!!

This guide is no exception and I would ask you to please note:-

  1. This is a guide. It is written to help you in the process of moving home. IT is NOT legal advice. Any legal question arising during the course of your move should be addressed to your conveyancer.
  2. This is not a ‘Do it yourself’ guide. I strongly recommend you use a qualified, experienced and regulated professional for this, the most important (and expensive!) transaction of your life!
  3. The explanation of the legal process applies to properties in England and Wales only. Scotland, Ireland and e.g. Orkney and Shetland islands have (very) different systems!
  4. Sadly in every profession there are unscrupulous or even fraudulent members. In warning you of any ‘tricks’ or ‘scams’ I have come across, I am not implying that all members of that particular profession are like this!
  5. Information given may be correct at the time of publication but of course, will become ‘out of date’ over time. Critical information should therefore always be verified at the time of your move.
